DESCRIPTION:
Maxim Office Park, was the largest speculative office development project undertaken in the U.K. incorporating ten 4 storey buildings designed and constructed over a period of three years. The Office Park includes “The Hub which provides the occupiers with shops, restaurants, crèche and gym facilities.
The development is located on the site of the former Chunghwa Picture Tubes factory
INVOLVEMENT:
Civil and structural design included underground drainage and water management. The structural form is braced steel frames with precast floors on pad and strip foundations. Most of the underground drainage that served the previous factory was reused.
CHALLENGES:
The design team agreed on the most efficient structural form that became consistent throughout all ten buildings. The existing drainage had to be surveyed and adapted before reuse as part of the new scheme.
BENEFITS TO CLIENT:
Due to the repetition in design, economics of scale were achieved through material costs. These savings were passed on to the client. The drainage saving due to re-use of the existing systems was also a benefit to the client.
The new development had provided a regenerated site with high quality and high profile office space. The landscaping and water management within the Office Park provides a high quality working environment
