DESCRIPTION:
Two new speculative industrial units with service yards and dock loading facility. The two units provide a total warehouse floor area of a 150,000 ft2 and 8,000 ft2 office space.
INVOLVEMENT:
The design included all superstructure design (steel portal frame on reinforced concrete pads and strip foundations), earthworks, service yard and car parking and underground drainage including SUDS pond.
CHALLENGES:
The bulk earthworks had to be designed so that no excess material required to leave site. The volume of cut generated from the dock loaders was used as fill beneath the building slabs and service yards.
Steel tonnage was minimised by pre-setting the portal frames for dead load. Also transfer beams at the roof apex were designed as continuous beams. This resolved steel tonnage significantly.
BENEFITS TO CLIENT:
An efficient design kept the project cost within budget. The finished product attracted much interest from tenants. The buildings are now let on a long term basis.
